A Schedule of Condition is a detailed record — combining written descriptions and photographic evidence — of the state of a property at the start of a lease. When attached to the lease, it limits the tenant's repairing obligations to returning the property in no better condition than it was at the outset.
Commissioning a Schedule of Condition before signing a lease is one of the most cost-effective steps a tenant can take. It provides clear, contemporaneous evidence that protects against inflated dilapidations claims at lease end.
