The new build buying process
Buying a new build home differs from buying an existing property in several important ways. Here is a step-by-step guide to what to expect.

Reserve your plot
Once you have found a development you like, you can reserve your preferred plot. A reservation fee is typically required at this stage, which is usually deducted from the purchase price on completion.

Instruct a solicitor
Appoint a solicitor experienced in new build conveyancing. The developer's solicitors will issue a draft contract pack, which your solicitor will review and raise enquiries on.

Exchange contracts
Once all enquiries are resolved and your mortgage offer is in place, you will exchange contracts and pay your deposit — typically 10% of the purchase price. At this point the transaction becomes legally binding.

Snagging inspection
Before completion, arrange a snagging inspection to identify any defects or unfinished items. Our RICS surveyors can carry out a professional snagging survey to protect your interests.

Legal completion
On the agreed completion date, the remaining balance is transferred and you receive the keys to your new home. Your solicitor will register the title at HM Land Registry.
