Snagging Survey
Protect your investment in a new build home. Our snagging surveys identify defects so your developer fixes them — before you move in.
What is a Snagging Survey?
A snagging survey (also known as a snagging list or new build inspection) is a detailed inspection of a newly built property to identify any defects, unfinished work or poor workmanship that the developer should rectify before you complete your purchase or during the warranty period.
New build homes often have a surprising number of defects — research suggests the average new build has over 150 snags. Our RICS Chartered Surveyors carry out a thorough inspection and produce a comprehensive snagging list that you can present to your developer.
What Does a Snagging Survey Cover?
- External brickwork, render and cladding
- Roof coverings, gutters and drainage
- Windows, doors and external joinery
- Internal plastering, skimming and decoration
- Flooring, tiling and finishes
- Kitchen and bathroom fittings
- Joinery, staircases and built-in furniture
- Heating, plumbing and electrical installations
- Insulation and energy performance
- Landscaping and external works
When Should I Get a Snagging Survey?
Ideally, a snagging survey should be carried out before you legally complete your purchase. This gives you the strongest position to require the developer to fix defects. However, if this is not possible, a snagging survey can also be carried out after you have moved in — most new build homes come with a 2-year developer warranty and a 10-year NHBC Buildmark warranty.
