Register and set up property alerts
Register with Samson Consultants and tell us exactly what you are looking for — location, budget, number of bedrooms, property type. We will set up tailored property alerts so you never miss a suitable listing.

Search and view properties
Browse our available properties online or visit us in branch. Once you find a property you like, contact us to arrange a viewing. Acting quickly is important — popular rental properties in London can be taken very soon after listing.

Make an application
When you find the right property, we will guide you through the application process. This includes completing a referencing form, credit checks, employment verification and right-to-rent checks as required by law.

Referencing and approval
We carry out thorough referencing on all applicants. This typically takes 3–5 working days. We will keep you updated throughout and let you know as soon as a decision has been made.

Sign your tenancy agreement
Once your application is approved, we will prepare a professionally drafted tenancy agreement. We will walk you through all the terms before you sign so you fully understand your rights and obligations.

Pay your deposit and first month's rent
Your deposit will be registered with a government-approved tenancy deposit scheme within 30 days. You will receive the prescribed information confirming where your deposit is held.

On the day you move in, a detailed inventory is completed recording the condition of the property and its contents. Review this carefully — it protects you when it comes to getting your deposit back at the end of the tenancy.

Tenants' rights and responsibilities
As a tenant in England, you have important legal rights that protect you throughout your tenancy. You also have responsibilities to your landlord and the property.
Right to a safe and habitable home
Your landlord must keep the property in a good state of repair, including the structure, heating, hot water, gas and electrical installations.
Deposit protection
Your deposit must be held in a government-approved tenancy deposit scheme. You must receive the prescribed information within 30 days of paying your deposit.
Right to see key documents
You are entitled to receive a copy of the gas safety certificate, the EPC, the EICR and the How to Rent guide before or at the start of your tenancy.
Protection from unlawful eviction
Your landlord cannot evict you without following the correct legal process. You have the right to remain in the property until a court order is obtained.
Notice periods
Your landlord must give you proper written notice before ending your tenancy. The notice period depends on the type of tenancy and how long you have lived there.
Right to request repairs
You have the right to request that your landlord carries out repairs. Your landlord must respond within a reasonable time. You should not be penalised for making a legitimate repair request.
Your responsibilities as a tenant

The costs involved in renting a property
Under the Tenant Fees Act 2019, most letting fees charged to tenants are banned in England. Below is a breakdown of the permitted costs you may encounter when renting a property.
Holding deposit
A holding deposit of up to one week's rent may be taken to reserve a property while referencing is completed. This is refundable unless you withdraw, provide false information or fail referencing through your own fault.
Security deposit
A security deposit of up to five weeks' rent (or six weeks' if annual rent exceeds £50,000) is taken at the start of the tenancy. It is held in a government-approved scheme and returned at the end of the tenancy, less any legitimate deductions.
First month's rent in advance
Rent is typically paid one month in advance. Your first payment will be due before or on the day you move in.
Utility bills
Unless your tenancy agreement states otherwise, you will be responsible for gas, electricity, water and council tax from the day you move in. We will notify utility providers of the change of occupancy.
Contents insurance
Your landlord's insurance covers the building and their contents. You are responsible for insuring your own belongings. Contents insurance is strongly recommended.
End of tenancy costs
If the property is left in a worse condition than at check-in (fair wear and tear excepted), deductions may be made from your deposit. We work with tenants in advance of check-out to help minimise any deductions.
